I don't see how movies like TASM/MOS can be considered overrated, considering they're not that well loved.

The Dark Knight Rises. People were talking about academy awards for that one, not to mention the critics drooling over it, but apparently were blind to the horrible acting skills of Marion Cotillard and some mailed in performances by other actors, and general sloppy writing, and the dumbest cops ever who apparently forget all their training skills and run blindly into open fire.
I agree that it's hard to call TASM and MoS overrated, most people were tepid over those two films.

Spider-man 1 & 2 Superman 1 & 2 I want to say TDK....but I can understand why it's so loved.

I loved Sam Raimi's Spider-Man films, even liked Spider-Man 3, but The Amazing Spider-Man was better than that, and certainly decent.
For me it's The Avengers, it was nothing special, expected more from Joss Whedon |

Avengers is kind of overrated. It is still very good, just not at the level of the best blockbusters ever that it is often proclaimed as. It is an 8/10 type of film.

More or less, i don't know about you but i certainly expected the film to break records and make more or less what it did, i even wondered if it could beat Titanic months before it was released, so no, i wasn't one of those guys saying it would make Iron Man numbers

TDKR and TASM immediately come to mind. Those were both bad films by nearly every measure for me, and I feel like critics overlooked several glaring issues with both of them.
For as much as I enjoyed it, I'd say that Avengers is mildly overrated as well. I wouldn't put it at the top of the genre(although it's up there), but I will say that it's a solid blueprint for the superhero ensemble. |

Lots of films are this way:
Spider-Man 1 & 2 X-Men 1, 2 and XMFC TDKR MoS Batman'89 and Returns The Wolverine Scott Pilgrim but nothing tops TDK in this category as far as I can see.

TDK fully started the Nolanite cult, so I can totally see that. I love Kang Conquer's quote where he said (paraphrasing Ghandi) "I like your Christopher Nolan, but I don't like your Nolanites."

MoS might be true but I'd say the rest indeed are regarded better. At the very least they hit considerably better with the critics(yes, I know critics and audience don't always co-incide) but all of those films(including MoS) were successful without being sequels to pre-existing well received and profitable films. You don't get there without a goodly amount of audience approval. Not on the first try, at least. A sequel can coast on the coattails of a good former film but that's not the case of any of these you mentioned. Two are brand new and two are reboots.
