I actually read the book that this is "based on", this definitely takes a lot of liberties. The book is a sort of interesting read about a research team heading down to the ranch to try and explain the weird stuff going on. It gets into a lot of pseudo-science theories like temporal space anomalies or rifts in reality.

The researchers never witness anything first hand, but they came away with a lot of anecdotal evidence.
