What will it take for Marvel to get their movie rights back?

X-Men, Spider-Man, and Fantastic Four aren't going back to Marvel anytime soon because they're still active franchises. Marvel has no desire to make R-rated films so they aren't going to try and get the rights to Blade, the Punisher, and maybe even Ghost Rider. The only ones that Marvel will probably end up getting back are Daredevil.
