She's accepted my offer and the addendum. Now all I have to do is get the last of my documents to my lender and we're scheduling a home inspection for next week.

Congratulations! My wife and I just had our offer on a new place accepted yesterday as well. Our financing lined up and they agreed to the price we were really looking for (I lowballed the hell out of them to start and we met in the middle). Everything's a go and we close on Halloween. Now I just need to get the place we're already in sold!

Thanks. I offered my max and she countered, but since I couldn't offer any more money we went with an addendum.
