I'd be fine with an FF approach to it. He might not be superpowered, but he's never been about using his money to outfit his superhero identity either (aside from the arrowthemed bat knockoffs which we try to ignore). No need for armour or clever circuitry in the suit. As Dr Light said to Ollie - the man is the embodiment of what one ordinary man can do; no gadgets, no powers, no supersuits, no magic. Just a fighter with a simple weapon (I'm paraphrasing).
So a little of his pocket cash spent on a durable, stretchy material, possibly with a thin weave kevlar or carbon nanotubes in the chest area is enough "realistic cleverness" for me to be perfectly happy with essentially spandex and the leatherish tunic. Loving his current appearance without the hat though - so that design would be perfect in my opinion.
