Sorta. I mean I agree Sith outdid both ATOC and TPM.
But in regards to X-Men, Spider-Man, Blade, Terminator, even throw in Godfather. And you have an original movie, an arguably superior sequel and a lackluster 3rd movie.
Matrix just goes from great to worst.
Pirates slumped majorly with the 2nd movie and I think the action of the 3rd made it at least better than the 2nd.
In regards to LOTR and Potter only succeeding because it's based on existing novels, how is it any different than a screenplay? Just because they are taken from a well done story doesn't necessarily give it an advantage.
Just because say a Matrix and Pirates are taken from original screenplays shouldn't excuse them from the same sort of standards.
How can it not give them an advantage? the stories already written for them, especially with potter and Lotr pretty much everything that happens is taken directly from the book
