Do they have family / friends that live nearby? If so, then arrange for them to go and live with those friends or family. (Call them up and say something along the lines of, "do you mind if X comes and spends some time at your place?") Don't offer any reasons why X would have to leave your place. Then, when X comes home explain "I think we need to spend some time apart, I'm becoming uncomfortable with our relationship, Y has offered to let you stay at their place for a while".
Whatever you do, CHANGE THE LOCKS!!!
I know a woman who broke up with her live-in-lover. She changed the locks so he couldn't get into the house. He broke into the garage and hung himself there. (If she hadn't changed the locks he could have killed her and her two daughters as well).
