I think you should tell them that the deal is over and put up a fence. What will happen if they catch your yard or house on fire? You would be to blame for letting strangers in your yard.

Personally I would think them very rude for what they did since they knew their previous neighbours had moved out. I mean had they even introduced themselves too you and told you what it was like? If not that's just really bad manners.

Not only that, but they didn't even invite the owners of the house to the BBQ. Beyond rude. These folks don't seem to know what boundaries are. I agree you need to talk to them and establish some ground rules of what is and is not acceptable. Discuss it with your wife first, and establish what each of you think is acceptable. Write it down so that the points are clear when you talk to your neighbour. Then give the neighbour the sheet while you are discussing it. Be prepared though, in a way you are invading what they consider to be "their" territory. You may eventually have to build that fence.
