If it comes down to having to part with the Fantastic Four rights in order to get X-Men TV rights, I honestly believe FOX will say No and walk away.

That may be true. But that assumes that FOX can mix and match characters between the two separate FF and X-Men licensing agreements, and we've seen no evidence thus far that this is allowed under the two distinct contracts.
If FOX does want to be able to do an X-Men TV show, I think any deal that would allow them to do so would be a 'shared rights agreement' vis a vis the Fantastic Four that would give Marvel the ability to use things associated with the Four in the MCU while FOX could continue using those same things, and include the ability for FOX to mix the X-Men and FF properties as they saw fit.

You used to claim deadpool couldn't have X-Men characters because fox got that character in seperate deal but both morlock characters and Colossus are appearing In Deadpool.

Peter and Pietro are different enough, but Norrin Radd would be the Detective Munch of the MCU and the FOX Verse, linking the two into one Universe.
Not unless the MCU version was played by the exact same actor as in the FOX-verse.
Same thing goes for any other FF-related character that Marvel might want to use.
Because the way I see it, the crossover ain't happening. It's wishful thinking on the part of someone who wants it to happen.
