I believe they would have to begin principle photography within 7 years of last release date (or August 2022).
That would mean they'd have to start putting things together (script, director, production design, locations etc. ) and make a firm decision to go or not go by 2021 at the latest.
But I also think that part of the reason the last film turned into such a mess was they were under the gun and couldn't fire Trank or re-think anything because of the looming deadlines. I would expect them to learn from that and try to give themselves more of a cushion in the future and not take it right up to the deadline.

Some context:
- In early 2015, Marvel started putting a "ban" on merchandise and - specifically - videogames. No XMen or FF characters in games (i.e. characters whose movie rights belonged to Fox)
- Previous games, under previous licenses, can still use whatever they want. The last game under previous license will expire in 2019
- Highly anticipated Marvel vs Capcom 4 video game is probably going to be announced next week at PSX. It is heavily rumored and pretty much confirmed by some video game sites
- Some of the most iconic characters in the series are Wolverine, Magneto, and Dr. Doom
The interesting part is no one knows if FF characters will be allowed, but sources are adamant about no XMen/mutants. Not a whole lot said about FF. We will know for sure next week (and if the game is really happening). Depending how it pans out, it could have some meaning for the MCU.
No FF chars either.
I've seen some discussion of this, but I know zero about video games. Could they just slot other characters in there or would gamers say: "What the f***?!?!" if Doom and X-Men characters weren't there?
When I was at Disney World, it was very glaring that FF and X-Men were missing. I was in a store that had nothing but Marvel merchandise, but there weren't any Fox characters even inadvertently popping up on anything.

So IF (big if) we find out next week that X-Men characters aren't in it but FF characters are, that might be telling us something. . .![]()

It could be a very good indicator.
I can't believe Disney had been so uptight about FF/X-Men. ESPECIALLY X-Men since that's a very popular franchise and they could be profiting from the merchandise.

The original Capcom lineup included 18 Marvel characters, half of which are under licensing agreements with FOX. But Marvel could swap them out, as in the following example, and not miss a beat:
Deadpool - Deadpool
Dr. Doom - Ultron
Magneto - Dr. Strange
Super Skrull - Groot
Wolverine - Black Panther
X-23 - Black Widow
Storm - Captain Marvel
Sentinel - Ant Man
Phoenix - Thanos

Maybe they'll keep FF characters out either way, so as not to reveal their hand that any kind of deal has been made. So even if Marvel have somehow gained the FF back, they might still choose to obscure that fact by not featuring any of them in any video games.
Or, run with me on this, they just don't have the Fantastic Four film rights and nothing has been reverted.
